We extended the kitchen, added a utility room (using repurposed units), installed bi-fold doors, and reconfigured the bathroom. Original floors were restored downstairs, engineered wood installed upstairs, and period features enhanced throughout.

What worked:

  • Premium finishes (like door handles) added style without overspending

  • Strong blend of heritage character and modern comfort

What we learned:

  • Labour coordination required flexibility — where needed, we stepped in or used trusted family trades

  • Staying hands-on helped maintain quality and pace

Bank Repossession Conversion - Church ST

Strategy:

BRR + Layout Reconfiguration

Outcome:

1 property converted into 2 income-generating units

This incomplete semi-detached house (a 2008 build) was purchased as a bank repossession. The structure was sound — straight walls, no need for replastering — which allowed us to focus on finishing works and internal upgrades. Our favourite part? Converting the large basement into a self-contained one-bedroom flat, turning one asset into two and boosting rental potential.

What worked:

  • Modern block construction saved time and cost

  • Smart reconfiguration created two dwellings from one

  • Clean finish without major structural work

What we learned:

  • We re-engaged the original tradespeople to complete the job — rebuilding trust after their difficult experience with the previous owner

  • Strong relationships and clear communication kept the project on track

We managed the purchase and final fit of this off-plan property, overseeing finishes such as flooring, fittings, and styling. While the developer's fixed budget limited material options, we upgraded where it mattered — particularly in the kitchen — to ensure long-lasting quality.

What worked:

  • Minimal structural work

  • Quick turnaround with strong rental appeal

What we learned:

  • Communication with the developers was challenging at times — it often felt like limited control over the investment, only the finished product

  • Limited design freedom due to developer specifications

  • New builds lack the character and individuality of period homes — often built to a ‘copy and paste’ model

  • Timber-frame construction is less preferred compared to block work, which we find more durable and solid

This project reinforced the importance of knowing when to invest in upgrades — even in new builds — to ensure lasting value and market appeal.

Stylish, comfortable retreat blending history with modern comfort

This character flat in a historic French château was fully renovated to improve comfort and appeal for short-term rentals. Work included insulation and plastering, repainting and styling the kitchen, installing new shelving, and enlarging and replacing windows for better light and energy efficiency. A modern air conditioning unit was added to meet summer demand.

What worked:

  • Speaking French helped us shop around and negotiate with contractors

  • We sourced a small local business 1 hour away, arranging for them to stay onsite during the project — saving travel costs and ensuring a fast turnaround

  • Retained original contractors for specialist roof work

What we learned:

  • Remote locations limit competition — don’t hesitate to look further afiel

  • Getting multiple quotes is essential to control costs and quality

The result is a unique blend of historic charm and modern functionality — perfect for today’s rental market.
